However, in all this flurry of activity, if you are a buyer, it is still worth taking the time to inspect properties in the pre-Christmas period…despite, and in fact, because of the heat!
If you are looking to purchase a property in Queensland, this is the ‘perfect’ time to inspect – you’ll be able to establish for yourself, how comfortable this home would be to live in when the temperatures soar. Remember, it’s warm here most of the year, and our winters are very mild…a climate-appropriate property should be a significant factor in the decision-making process, especially when making comparisons to other properties.
You can assess some of the following:
- How well is the garden standing up to the heat?
- How warm is the pool, how much sun is it getting?
- Where is the alfresco entertaining area located, is there adequate shade?
- Are there comfort inclusions such as air-conditioning and ceiling fans?
- How eco-friendly is the home’s design to maximise breezes?
The other benefit of pre-Christmas inspections is that as many people start to focus on the festive season, some buyers do temporarily drop out of the market, meaning those that are still out looking have less competition. We still have owners very keen to sign a contract prior to Christmas and settle early in the new year, and there is still time to get your finance approved and inspections done.
